Awesome post. It's so hard to differentiate yourself and your services unless you want to sound like Billy Mays (RIP) and that's not the most professional presentation anyway.

I've been trying to take these ideas and work pitches--the toughest part is dealing with journalists who are working from a premise that is simply not true--and they really want to make it true because it would be a cool story.

So you do all the research and try to give them a workable angle for their story and never hear from them again. For example, I had a reporter who wanted a story about people who entered short sale transactions, got to the closing table, and backed out because they decided that they had fallen in love with the deal rather than the house.

Not one title, real estate, or bank agent I spoke to had EVER seen this happen. I found several pros to explain why--the difficulty of getting the thing done in the first place (only 1 in 10 even make it to closing here), the fact that once you are under contract it's not advisable to walk away on a whim, and the fact that adequately counseled buyers wouldn't choose a house and spend months jumping through hoops unless they really wanted it.

Of course that wasn't what the reporter wanted to hear so we got nowhere. Would really like a better way of handling this and saving myself a lot of work.

PS. I could find my car blindfolded easily. It's the only one that does 0-60 in 4 seconds and has a ride rough enough to shake your fillings out :)
